Christoforos Roungeris is an Architect Engineer and graduate of TU Delft's MSc Architecture, Urbanism & Building Sciences programme. His professional experience spans architectural design, real estate development and asset management across Greece and the Netherlands. Prior to founding APXR, he worked for over three years at Dam & Partners Architecten in Amsterdam, contributing to large-scale residential and mixed-use developments from concept design through technical coordination. Earlier roles at Vratsanos-Coula Architects and Ichnos Architects provided experience across residential, hospitality and architectural competition projects. Alongside his architectural career, he has been actively involved in the management and development of a longstanding family real estate portfolio, gaining hands-on experience in leasing, property operations, investment strategy and asset repositioning. Today, as Managing Director of APXR, he oversees the company's development activities, property portfolio and strategic growth. His work focuses on identifying opportunities, coordinating design and construction processes, and creating assets designed for long-term value and performance. Combining architectural training with practical ownership, management and development experience, he approaches real estate as both a spatial and financial discipline.

Aether is designed as a restrained island house that prioritizes atmosphere over spectacle. The architecture frames the horizon while remaining grounded in the topography and material language of the Cyclades.
The project is organized around exterior living, sheltered thresholds and a direct relationship between interior rooms, terrace, pool and landscape. Its expression is intentionally quiet: stone, plaster, shade, water and light.
Named after Aether, the ancient Greek concept of the pure upper air and clear sky, the project reflects its setting on the hills of Kythnos, overlooking the Aegean Sea. The name expresses the relationship between architecture, landscape and light that defines the project.
A private residence renovation in the old Corfu town. A layered family project combining architectural intervention, long-term ownership and the careful transformation of an existing home.
Located in the historic centre of Corfu, a UNESCO World Heritage Site, this duplex penthouse underwent a comprehensive restoration, redesign and redevelopment. Positioned within one of the Mediterranean's most significant historic urban environments, the project combines traditional Corfiot architecture with generous interior volumes, exposed timber roof structures and panoramic views towards the sea and the Old Fortress. Designed as a long-term family residence, it reflects a commitment to durable materials, craftsmanship and timeless architectural character rather than short-term trends.

Located on the western coast of Corfu, this compact beachfront studio underwent a complete interior transformation aimed at improving both everyday functionality and long-term value.
The intervention focused on clarity, durability and atmosphere. A new material palette of warm oak, natural stone textures and muted tones was introduced throughout the apartment, while custom joinery and integrated storage maximised the use of the limited floor area.
The kitchen and bathroom were fully redesigned, furnishings were carefully selected, and outdoor areas were reconfigured to strengthen the connection between interior and landscape. The result is a calm, contemporary retreat that balances practicality with a strong sense of place.
Completed as a private renovation project, the studio demonstrates how targeted architectural interventions can significantly elevate both the experience and performance of compact living spaces.
